Landelies (Montigny-le-Tilleul), the charm of a village of Sambre at the gates of Charleroi
There are addresses that tell a story. The rue du Déversoir is one of them. It was here, in the 19th century, that the shipyards of Landelies gave birth to the ships of the Sambre. Today, the 1828 lock, the Saint-Martin church and the bourgeois villas overlooking the river make up one of the most preserved landscapes of the Charleroi Country. On the weekend, the RAVEL de la Haute-Sambre leads you by bike to the Abbey of Aulne, while the rocks of Landelies, among the most beautiful climbing sites in Belgium, are discovered at the end of the street.
Living in Landelies means choosing a village rhythm without giving up anything. The nursery and primary school, train station, shops and restaurants on-board Sambre are within walking distance. The motorway is less than two kilometers away, and CHU André Vesale is located in the commune. Montigny-le-Tilleul has a median income above the Belgian average and a medical and early childhood care offer among the best in Hainaut. In 15 years, the value of houses has increased by almost 40%. A wanted living environment, and a valuable heritage.
Schools and services. On site: "La Chouette École de Landelies", local kindergarten and primary school. At the municipal level, there are 5 school establishments (4 basics, 1 secondary), 133 childcare places. On the health side, this is a very strong argument: a general practitioner for 779 inhabitants (compared to 1 020 in Hainaut), and 2 hospital facilities on the territory, the CHU André Vesale and the Leonardo de Vinci revalidation centre.
Trade and accessibility. Realo data for n°19 give a Mobilityscore of 81%, considered very high: railway station, bus stop, schools and shops within walking distance, motorway exit at 1.4 km. Within a radius of 2 km: 4 supermarkets (including Delhaize and Lidl), 4 bakeries, a butcher, 9 restaurants, 4 pharmacies and 3 banks, including on-board addresses from Sambre such as Domaine de la Clairière, Le Moulin, La Guinguette or L'Écluse.
The population profile. "A safe and qualitative neighbourhood", which can be numbered:
Median income per return (2021)
Sources: Hainaut Development 2023
The population is stable and rather mature: 25.3% aged 65 and over. It is a "ingrained, stable population, owner."
It is also an opportunity: these households will gradually free up property, and the neighbourhood attracts young families through schools and nurseries.
