Located on Prince de Ligne Avenue, close to Place Saint-Job, this elegant three facade house of about 220 m2 benefits from a remote and high location in relation to the street, preserving the privacy of its living spaces. Built in 1933, it was completely redesigned and renovated by its owner architect from 2019. Enlarged by a contemporary extension at the back, it now combines the charm of original elements, custom-made amenities and a generous opening on a south-facing garden.
The ground garden welcomes beautiful open reception spaces, unified by a micro-beton floor. At the front, the fully equipped kitchen, equipped with Miele appliances and an induction teat with integrated hood, is extended by a discreetly arranged office space. The dining room is organized around a three-sided Stûv fireplace, while the living room has many built-in storage. Made with Timbertailor, the carpentry and custom furniture structure the spaces coherently and include a second staircase leading to the parental suite.
A large window bay opens the living room on the terrace of about 25 m2 and the garden facing south. The extension roof overflow helps to control the sunshine, while the terraced garden offers several flat surfaces allowing you to enjoy the outdoors. A Corten steel shelter, designed in harmony with the facade of the extension, completes the whole.
Upstairs, the night hall serves two bedrooms, an office area and a family bathroom with double sink and laundry space. The ground ceilings, floor, doors and their original handles have been preserved, bringing character and authenticity to this part of the house. The attic, accessible by a hatch, offers additional storage space.
The parental suite, which has been extended, has a beautiful view of the garden and its green environment. The houses left visible underline its architectural character, while the vegetated roof contributes to the comfort of the room. It has a shower room and separate toilet, as well as direct access to the living room via the staircase integrated with the living room carpentry.
The lower level has undergone complete sanitation and transformation into living spaces. Accessible from inside and from outside by an independent entrance, it includes a versatile room, licensed as a playroom or office and currently equipped with a sofa bed, a bathroom with shower, toilet and laundry area, as well as a hall with storage and a technical room. This configuration offers different possibilities of use, especially for teleworking or a space complementary to family life.
The renovation also covered all the technical installations: renewed electricity and sanitary facilities, condensing gas boiler, mechanical ventilation of type C+, repair of the drainage system and acoustic insulation of the adjoining wall. The buried parts were isolated and sanitized, and the extension received particular attention to the performance of its envelope. The extension and lower level frames are made of aluminium with double glazing; the existing parts retain their wooden frame with double glazing.
The address allows you to walk to Saint Job Square, its shops and restaurants, Saint Joseph School and Racing. The train stations of Saint-Job and the Vivierd-Oie, bus lines and shared car solutions nearby also facilitate travel.
Two parking spaces located in the opposite building can be offered for additional purchase.
Finally, a permit obtained in 2020 provided for an extension partially buried at the front of the house, intended to accommodate spaces for liberal professions, with independent access and an internal connection with the dwelling. This project has not been completed and the permit is now expired. However, it is a development route to be explored, subject to new urban authorizations.
